Halii Kai For Sale – Superior Oceanfront Condos at Reduced Prices

Starting in January, prices on unsold developer condo units at Hali’i Kai have been significantly reduced.

Katie,thanks for providing a good overview of one of the most unique Kohala Coast condo complexes!

I want to make one small point, which is that the oceanfront 3bed/3bath sold for $1.1 million was NOT a developer sale. Ironically, when I worked for the developer I sold that particular condo to the original owner in 2007 for over $2.3 million. The recently closed resale was a short sale listed by our own Pam Deery who went several extra miles over something like 11 months to get it closed for a very patient buyer I represented. Pam deserves huge kudos for that sale!

All oceanfront and almost all ocean view listings for sale at Halii Kai would be resale, rather than developer. But since the floorplans are the same, the buyer of a developer unit in the Coconut Grove gets the same construction with access to the oceanfront amenities at a more affordable price. That’s why Hawaii Life has represented something like 4 buyers on developer sales in the past year or so!

It is correct that the HOA does not own the Ocean Club. That dates back to the original concept the developer, Centex Destination Properties had, where they put in more extensive amenities at several of their new projects with a sister company to run them professionally, since that is not an area of expertise volunteer HOA Boards usually have. Even when I sold for the developer years ago, that structure made some prospective buyers uncomfortable. But plenty of lawyers and real estate developers were among those who bought, so evidently they got comfortable with the idea. My guess is that yes, it will eventually revert to the HOA.
