Do You Have a Good Real Estate Agent?

The market in Hawaii has been robust. With that said, at times, a well priced property can attract multiple offers and basically move very quickly. I have personally seen where some agents have become complacent and are now lacking a sense of urgency. When properties are moving quickly, the sense of urgency to seal a deal is more important than ever.

Recently, I had a transaction with an agent that did not take the time to review the contract, which had a deadline, and failed to respond. A better offer came in later that night, and since the agent did not respond, the contract expired and was awarded to the second offer. This agent had informed the client they were opening escrow and congratulated them, all prior to signing the deal.

The agent tried to turn the tables, asking why they were not informed that the contract had a deadline. This is basic real estate 101: read the contract, respond quickly, and service your client. Sometimes you want to take a second and spend time doing other things, but when time is of the essence, the client and contract come before your personal downtime – that’s just the way the business goes.

The point of the story is you need to have an agent that is responsive and moves quickly in a fast-paced market, or in any market for that matter. You need an agent that is available, knowledgable, and who can perform. Sometimes it can simply be the agent that kills a deal and hence loses a property for their client. This simply should not be the way it is. Clients come first and we have a fiduciary obligation to protect and help them achieve their goals of either buying or selling.
