Some listings need a little more help than others… This poor studio was a beat-up rental that needed some love. The best place to start with flipping a condo is with the items that will take the longest to make. For this studio, the base cabinets were made of press wood and had been discolored from water spilling on them. Water on press wood also causes the doors to swell up and become brittle. So they had to go. Having cabinet doors custom made is time-consuming and needs to be ordered first.

STEP 1:

Start with the “Bottle Neck” item. What will take the longest? In this case, it’s cabinet refacing.

STEP 2:

Painting – Always one of the highest return on investment items.

STEP 3:

Flooring –  The carpet was really bad, so it had to go. Flooring is one of the last steps, because if you do flooring before painting, you drip paint all over your new carpet.

STEP 4:

Cleaning – Once you are done installing floors and hanging cabinets (which can make a mess), it is time to clean!
