For those of you that read my previous blog posts, you know that I live in and love Maluhia Country Ranches. Previously my blogs focused on available vacant lots. All those lots have now been sold. There is an opportunity to take on a fixer-upper in this wonderful subdivision. Hawaii Life has teamed up with Island Sotheby’s International Realty to bring to market a unique opportunity within my favorite neighborhood.
This listing is a fixer-upper with huge potential. The fixer-upper portion of this listing, deserves a capital “F” and “U”, Fixer-Upper. The potential portion deserves all capital letters, POTENTIAL, because this property is all about potential.
The vital statistics for this listing are 3 bedrooms, 2 bathrooms, 2,749 sq ft of living place and a 5.75-acre lot. (MLS: 391004).
Let’s focus first on the fixer-upper portion and then on to the potential.
The house is in serious need of love. Anyone that enjoys a fixer would salivate over this project. While this home is looking for love, it has a smart floor plan. The single-level home was designed to offer ocean views from almost every room. The main living area includes a spacious great room with high ceilings located in the center of the home. There’s a separate dining room off the kitchen. The master suite includes a small private office area. The other two bedrooms and bathroom are located on the opposite side of the home creating privacy for the master suite area.
The house is in need of a new roof, new doors and windows, new kitchen, new bathrooms and paint for a starter. I did say fixer-upper with a capital F and U. If this kitchen looks a little small for your taste, I have a potential solution for you.
Of course, before doing this, check with your architect and structural engineer. Pushing this wall out and moving the pantry to a different location could make the kitchen great room area so much more functional and roomier.
What doesn’t need fixing are the incredible views. Being near the top of Maluhia, the front of the property has wonderful ocean, Kahului Harbor, Haleakala, and North Shore views.
Now let’s focus more on the potential. In additional to the house which has the potential to be wonderful, there is so much more. There is a paved easement that runs through the lot.
On the lower (front) portion of the lot is the house, while the upper (rear) portion of the lot is a blank slate.
If you need/want a second dwelling, there is plenty of room to build an ohana (second farm dwelling, max 1000 sq ft of living space). Your ohana could have views of Molokai’i.
This lot is one of the few lots within Maluhia Country Ranches that has a view of Molokai’i. When I show the property, there is typically a debate of whether the views from the front or rear of the lot are better. This debate is almost as much fun as debating if the dress is “gold and white” or “blue or black.” Why not visit the property and join the debate yourself?
This upper portion would also be ideal for your agricultural pursues. The paved easement gives you a feel that you are getting two lots for the price of one.
If you are ready to take on a house looking for love, if you want the space to implement your vision of a small ag operation, if you want to get into Maluhia Country Ranches without having to start from scratch, then 66 Hulumanu might be perfect for you.
I can’t wait to show you this wonder property.
