Everything You Need to Know About Buying a Vacation Rental on Kauai!

If you’ve ever dreamed about owning a place on Kaua‘i that you can enjoy personally while also generating income, you’re not alone. Many buyers who are drawn to that exact combination: lifestyle and investment.

As a Kauai Realtor Broker, I specialize in helping buyers find a home or condo that can be legally vacation rented on Kauai. A vacation rental can absolutely help offset the cost of ownership here, but it’s also one of the more nuanced types of real estate to purchase on the island. Not All Properties on Kauai Qualify as Vacation Rentals

First and foremost, not every property on Kaua‘i can legally be used as a vacation rental. This is one of the biggest misconceptions I see. The county has designated specific Visitor Destination Areas (VDAs)—primarily Princeville, Poʻipū, and parts of Kapaʻa—where vacation rentals are allowed. Outside of those areas, the only legal vacation rentals are properties that have a non-conforming use certificate (often referred to as a TVR). These are limited, they must be renewed annually, and if that certificate lapses, it’s gone. There are no new permits being issued outside of the designated areas, so having a local realtor on Kauai with expertise in this is critical.

Kauai Vacation Rental Occupancy Rates

From a financial standpoint, vacation rentals can perform well, but they are not passive or guaranteed income. Occupancy rates can range widely—roughly 60% to 90% for a well-managed property—and factors like ocean views, condition, amenities, and reviews all matter.

HOAs, Taxes & More

Buyers should also understand the cost side of the equation. Condo HOA fees can feel high at first glance, but they typically cover a wide range of expenses that you would otherwise pay out of pocket with a single-family home—insurance, maintenance, landscaping, and reserves for repairs. On top of that, vacation rentals are taxed differently. You’ll be responsible for GET and TAT taxes on your rental income, and the property itself will fall into a higher tax classification than a primary residence.

Financing a Vacation Rental on Kauai

Financing is another piece that often surprises buyers. Most lenders require at least 20–30% down for a vacation rental property, and not all lenders will finance certain condo projects—especially condotels. Getting pre-approved early is important, not just for your own clarity, but because many sellers won’t even consider offers without it.

Property Management: Full-Service vs. Self-Managed

From there, you’ll also want to think about how the property will be managed. Some owners choose a full-service vacation rental company, which typically costs 25–35% of gross revenue but handles everything. Others choose to self-manage, which can increase profitability but requires time, organization, and reliable local support.

At the end of the day, owning a vacation rental on Kaua‘i can be incredibly rewarding. It’s not just about the numbers—it’s about having your own place on the island, creating memories, and sharing that experience with others. But it does require a thoughtful approach, good guidance, and a clear understanding of both the opportunities and the responsibilities.
