10 Easy DIY Pre-Home Inspection Tips For Sellers

Below is a list of 10 common items that a Home Inspector will likely note on his report during an inspection. The Seller or Property Manager can easily remedy the majority of these items; however, in some cases a professional tradesman may be needed.


1. Replace broken window/door screens.

2. Replace burnt out bulbs, both interior and exterior.

3. Tighten loose toilet seats and/or toilet tanks.

4. Repair cracked or missing grout in kitchen and bathrooms, especially near sinks and faucets and other water sources.

5. Adjust or tighten hinges of loose or hanging cabinet doors.

6. Clean or replace dirty air conditioning filters/vent grates.

7. Trim vegetation away from house/roof. (This is especially useful if you suspect your home of having a termite issue).

8. Check that smoke detectors are installed and in working order.

9. Check that all electric receptacles are in working order, replace broken/missing cover plates.

10. Be sure that GFCI receptacles have been installed at any outlets that are within 6 feet of a water source and on the exterior of the home.

Now, these fixes won’t necessarily add value to your home, but they can save you time and money down the road, and will definitely make your repair request list a lot shorter.
