For those of you who have been following this blog series, the big reveal is here. This newly constructed, custom built home turned out to exceed expectations and is already standing out as a true gem in our limited inventory market. In this blog, I’ll share the details of this home that make it so special as well as provide a comparison to other active and sold properties in this price range.
73-1212 Ikenanani Place (MLS# 603272), Listed at $749,000
With its oversized picture windows that lead your eye straight out to miles of coastline and ocean views, sliding doors that span the height of the 9-foot ceilings, and hand scraped Acacia wood floors that run the length of the home, this home, with its vaulted ceilings lined with grass cloth, will have you charmed the second you step in the door. The Hawaii based property developer Blue, White, and Gold LLC hired Brett Ritchie to design the home and Paul Bleck as the architect. The developer also hired high end Chicago based design firm Drake Interiors to design the interior finishes. The blend of these firms created a home that gives you a well thought out, contemporary Hawaiian home.
One of the places you’ll experience the contemporary Hawaiian feel is in the kitchen. In the kitchen, Drake Interiors blends the warm Acacia wood flooring with a marble patterned quartz countertop and dark and white cabinetry. It’s just enough to keep your interest while calming your senses and inviting you in.
The Lot & View
Blue, White, and Gold LLC chose this lot over others that were on the market for two main reasons. One of the reasons was that the lot was actually fairly flat and therefore usable. Since Kona sits on a hill, many of the homes, and lots the homes sit on, have quite a bit of space that is unusable due to the slope. This lot is a third of an acre and most of it is flat and usable. The second reason the developer chose this lot was the view. The view is outstanding. In my experience with Buyer clients, the number one requested feature of a home is a view. This view does not disappoint.
Current Market & Inventory
Let’s face it, inventory in most of our Hawaiian markets is in short supply and the properties that impress go quickly. One of those examples is my listing that I just sold right across the street for $800,000 (photo below).

Like my current listing at 73-1212 Ikenanani St, this home was high on the list for many Buyers for its well thought out floor plan, high end finishes, and stunning ocean and coastline views. For Buyers looking for a Kona property at this moment, it will be very hard to find a property that compares to 73-1212 Ikenanani St. The best comparison I have is 75-654 Pualena St listed at $795,000.

This home is also newly built. Although it is slightly larger and on a fairly flat lot, there is no view from the interior of the home like you get from standing in the living room of 73-1212 Ikenanani Place. The interior finishes are new and nice, but they don’t come close to impressing as well as 73-1212 Ikeannani. Based on the lack of inventory and the sheer wow factor 73-1212 Ikenanani provides, I doubt this listing will last long. Needless to say, I am honored to be representing such a beautiful listing that has had so much thought and care put into it by true industry experts.
