Earlier this month as I was celebrating my birthday in Scottsdale with a client who bought a condo in the Kolea community in 2009, I was reminded that I had not written a 2025 market report for Kolea at Waikoloa Beach Resort. And Kolea had a stellar start to 2026, so I will remedy that omission now.
As I mentioned in the Kolea at Waikoloa Beach Resort 2024 Market Report, I write the review every year and follow this resort complex more intensely than most for multiple reasons:
- I sold for the developer pre-construction, so have kept a spreadsheet of resales since the very beginning – a handy way for me to track comparables in a community with different building types and views. (Great for buyers to get a quick handle on prices as well).
- It is the only residential community on the Kohala Coast with direct beach access that includes condominiums as well as single family homes
- Because of its higher price points (reflecting the uniqueness of the beachfront location as well as the quality of the villas), it has consistently had a stronger inventory of active listings than some Kohala Coast condo complexes that at some times have had zero listings in recent years.

Kolea Condo Sales Pace Steady in 2025
After the immediate post-pandemic sales frenzy, condominium sales at Kolea have settled down to a steady pace of 4-5/year. That number was 9-10/year pre-pandemic – but that might not be surprising given current price points. For example, front row Kolea 10B sold for $3,000,000 in the first quarter of this year; that same unit changed hands for only $1,550,000 in 2018.

Depending on location and view, you can still get a 2-bedroom Kolea condo for under $1.5 million. The 3-bedroom villas begin over $2 million for distant or no ocean view (first floor) and are solidly over $3 million for prime view locations.

The Big News: Three of Thirteen Kolea Homes Sold in the Past Year
The Kolea condo villa buildings are fronted – on the oceanfront/beachfront side – by seventeen lots, of which thirteen have completed homes on them. Two additional lot owners pulled building permits in 2024, and one lot is used as an expanded yard for an existing home…so very soon construction at Kolea will finally be complete.

Between May 2025 and April 2026, three of those homes changed hands, at prices ranging from $8,375,000 to $10,250,000. This is right in the range of sales prices for nearby Puako oceanside homes. Note there is another Puako oceanfront in escrow…and no active residential listings at Kolea, Naupaka Pl or Puako.
Four oceanfront homes within Mauna Lani Resort are listed from $12,900,000 to $47,000,000 (not a typo and would be record-breaking if it sells anywhere near asking). Up the coast at Mauna Kea Resort, you will be well mauka (inland from the ocean) at these price points. But this Hawaiʻi Life listing in Mauna Kea Fairways North is at least makai of the highway and priced just under 8 digits. And this singular oceanfront home within The Bluffs at Mauna Kea is asking $40,000,000.
