Avoid the Work: Buy a Remodeled Home in Kona

77-461 Moeuhane Pl (MLS #638695) A perfect example of a well done renovation.

So you’re looking for a home in Hawaii and notice there is not a lot of new construction, especially on the Big Island of Hawaii. You have a choice of buying a home that needs updating or buying one where someone else has done the work. There are advantages to both options.

Financial

Naturally you will pay more for a similar property that has been renovated. If you choose to purchase a lower priced home you will need to factor in the capital required for remodeling. If you don’t have the cash on hand, you may consider applying for a renovation loan in combination with the mortgage. You may want to consult with one of the pros at Element Mortgage.

A new kitchen can be a costly improvement and budgets tend to run amok once the project has begun.

An average kitchen remodel can run $25,000 – $50,000 depending on size, if the layout changes or just moderate updates are made.

A new bath is the second most expensive room to “do over,” even if you do a lot of it yourself.

The large walk-in shower replaces tub and small shower. New flooring, cabinetry, counters, fixtures, window treatments were required to update this master bath. MLS 638695

Choice in Design

Some homeowners have a clear vision of what they want their home to look like. They know the details of color palettes, materials and finishes they want to use to achieve the effect they are looking for. Some people don’t have that “eye” and just “know what I like when I see it”. It’s not unlike shopping for clothes. Some shoppers can put together a look by browsing through racks or websites, and some need to see it all together on a model. The time it takes to acquire the final decor may be a labor of love or a burden, depending on your point of view.

Making your new home yours will still come down to what you bring into the home. Your personality, your love and “joie de vivre” is what will shine through. Personally, I’d like to use my spare time at the beach.

Relax on your lanai and watch the sunset over the ocean. MLS#638695
