We’re a few months into 2022 and already it’s clear that Maui real estate market is experiencing unprecedented activity. A coveted community in South Maui, the micro-market of Maui Meadows stands out as one of the hottest on the island. 

This South Maui community provides privacy and sophistication, while still being conveniently close to world-class golf courses, luxury resorts, fine dining, and all the activities and entertainment of nearby Kihei and Wailea. Property in Maui Meadows just keeps growing in value, and today I’ll share everything that you need to know about this exclusive Hawai’i community.

Established in the late 1960’s and early 1970’s, Maui Meadows was initially composed of separate subdivisions, with three different Homeowner Associations representing properties in the lower, middle, and upper elevations. The associations have since consolidated into a voluntary one, representing property owners and all Maui Meadows’ residents. 

A Private, Hillside Escape

Today, Maui Meadows is home to more than 600 agricultural and rural-zoned real estate lots of various sizes, with most home sales and vacant land parcels offering at least a half an acre of property. A residential development perched on the rolling slopes of Haleakala, Maui Meadows enjoys temperatures that are comfortable and cooler than the adjoining districts of Wailea and Kihei that it overlooks from its position at this higher elevation.

In fact, Maui Meadows is the only place where South Maui real estate is sold with parcels ranging from a half acre to two acres in size. 

You won’t find any sidewalks here, and street lights and curbs are few and far between. What you will find is diverse architecture, with the homes in Maui Meadows ranging from charming, single-family houses to opulent estates and gated residences. Many homes have private lanais, ideal for relaxing at the end of another gorgeous day in the Valley Isle.

Maui Meadows’ Market Recap: One of South Maui’s Most Desirable Neighborhoods

According to Hawai’i Life’s 2021 Luxury Market Report, Maui’s high end, luxury market witnessed extraordinary growth, with the majority of transactions centered around West and South Maui.

And the attractive climate, outstanding panoramic ocean and mountain views, and array of nearby attractions and excitement have all given rise to Maui Meadows’ position as one of the most desirable subdivisions in South Maui. In fact, there are nine current listings in Maui Meadows at the moment, ranging from $1,200,000 to $7,388,000. Four of these are active listings and five are pending (in escrow).

South Maui’s schools also play an important role in the island’s high-end real estate market. Of these schools, many are near Maui Meadows, including Kihei Charter School, Kamalii Elementary, Kihei Intermediate, and Maui High School, which is about 20 minutes away. And a new Kihei High School is under construction as we speak. Once it opens, the school will be a mere five to 10 minute drive from Maui Meadows.
