Affordable Oceanfront Living on the Big Island

Have you dreamed of living oceanfront in the state of Hawaii, but you think this is not in your budget? Perhaps you should rethink this and take a look at Waa Waa located on the Big Island of Hawaii in the Puna District. Waa Waa is located on paved Government Beach Road, also known as the King’s Highway. Waa Waa is a small community of 181 lots with 50 located along the shoreline.

Although these shoreline lots are not exactly oceanfront, each has oceanfront access by virtue of a thin strip of land zoned conservation that runs the length of the shoreline that is owned by the community. Most of the shoreline lots are anywhere from 1.5 acres to just under 3 acres allowing for plenty of privacy. Shoreline lots are selling for approximately $300,000, and offer stunning unobstructed views of the ocean. For a lot along the shoreline anywhere else in the state, one would have to pay millions of dollars! With this in mind, one can build a beautiful luxury home and live oceanfront for a fraction of that in Waa Waa.

Why So Inexpensive?

Why is this so inexpensive one may ask? Well…this is because Waa Waa is located in lava hazard zone 2 and does come with restrictions on property insurance and mortgage availability. Currently there are no private insurance companies that will insure homes located in lava zones 1 & 2. However one can get homeowner’s insurance through Hawaii Property Insurance Association up to $450,000. With this in mind, mortgages up to $450,000 area also achievable. Insurance rates with HPIA are somewhat higher than private insurance companies, but have come down recently to approximately 2-3 times of private insurance companies. HPIA policies will cover losses from lava flows if this ever happens. The benefit of living oceanfront at a very affordable price in the state of Hawaii just may outweigh the risk of a lava flow for many. Perhaps Madame Pele will forever spare Waa Waa from lava!

Off Grid Community

Waa Waa is an off-grid community, with no power available via the local power company. However going green with solar for power and catchment water has become very affordable and efficient too. Starlink satellite internet is now available in the state of Hawaii offering true high speed internet via satellite. So build you energy efficient home using solar, catchment water system and Starlink for internet and live oceanfront at an incredible price in Hawaii!
