Here’s a lot of oceanfront land for sale along Maui’s north shore, in Haiku and Huelo. I’ll take you on a tour to see some of these great properties, and point out the pros and cons of the different locations.
What’s Been Selling in 2020?
The only sale so far this year was 205 Kai Poi Place, Peahi Haiku – SOLD for $1,227,000 – oceanfront 9.2 acres with private water well. Maui Electric service nearby, but suitable for being off-grid with photovoltaics. About half the land is flat with a gentle slope and great for farming or building. The other half of the land goes into a gulch which could be used for other purposes, or just left as a wildlife buffer. Cash buyer. This is a lot I really loved and would have been happy to buy if I didn’t already own property in Haiku.
What’s For Sale Now?
460 Hoolawa Road, Huelo Haiku – asking $1,295,000 – oceanfront 2.3 acres. No Maui Electric service nearby, but suitable for being off-grid. Almost all of the land is flat with gentle slope and fenced in. Currently used as pasture land, and could make a wonderful estate. Access to the ocean is right next door down a footpath to a small rocky bay. It’s part of a 5-lot subdivision with minimal CC&Rs, and a shared private water well. This is the last build-able lot in Ho’olawa Point Subdivision.

Oceanfront Land For Sale Along the North Shore in Haiku, Maui

Peahi Farms is an oceanfront agricultural estate community with CC&Rs and a Home Owners Association. Lots are mostly in the 2-acre size range, with some larger ones which have gulch areas. Roads are paved, and the common areas are maintained, making for a very attractive and uniform neighborhood. Water meters will be provided from their own private well. There will be design standards for what you can build – including a main house, cottage, and outbuildings.
Kai Poi Place is an oceanfront neighborhood adjacent to Peahi Farms. These are generally larger, like 10 acres, and some of those have been further divided by the CPR process. No CC&Rs or paved roads, and owners are more able to do as they please. Some lots may have ocean access through the gulches, but it’s not generally well known. The shoreline along here is mostly rocky and steep, with the usable land about 100 feet or more above the sea.
