Staging Tips to Help Sell Your Home

OK… I know you live in your home, right? The thought of decluttering and cleaning out things prior to listing your home and having professional photos taken is frightening. But as the old saying goes… “Out with the old and in with the new!” After all, you want to sell your home; that’s why you are listing it in the first place. You get one shot at making a first impression and buyers are all over the internet looking at properties, often times even prior to hiring their buyer’s agent to represent them. They have seen the pictures, videos, old listing photos and the old pricing, maybe they have even done a drive-by the home to check out the neighborhood. So why would you not want to put your best foot forward and make that first impression the right one to get the appointment?

Declutter

It’s the little things. Declutter those countertops, clean out those closets, take down the walls full of family photos, and get a professional in there if needed. Who knows removing that antique china hutch from the living space may be just the thing that is needed to help the room feel bigger? It’s not often that a homeowner will know proper furniture placement or the life changing magic of decluttering. It really feels good once it’s done, I can promise you that. It’s amazing how just changing out towels and bedding can change a room.

Update the Space

It’s something I really enjoy doing for my sellers. I think it’s a value added when I walk in the door. I have some of my own stuff and can piece things together often times for under $1000. Money very well spent. It’s not always when you pick up a listing that looks like a showroom. No matter what the price point often times just spending time and very little money can help improve your click through rate on your listing and get you that buyer in the door.

I was recently very lucky to have Seller’s who listened and participated in the “gaming up their spaces” prior to taking professional photos and the result was, ladies and gentleman, are you ready for this…

One condo got an offer in one day, and two more home sales with Days on Market fewer than the surrounding homes.
