The President Makes a Move

The Hawaii Association of Realtors’ President, Tracy Stice, has joined Hawaii Life Real Estate Services as the Broker-In-Charge of Hawaii Life’s new Maui branch office, located in the former corporate headquarters of Maui Land & Pineapple in Kahului.

Hawaii Life’s commitment to education and technology appealed to Mr. Stice. In his recent interview as HAR President, he told the Hawaii Realtor Journal:

“The market is permanently changed. Sitting in offices and waiting for people to walk through the door is obsolete. You need more internet contacts and you have to constantly educate yourself to acquire new skills. Those who don’t adapt to new technologies won’t make it.”

Mr. Stice has been a licensed Realtor on Maui for more than 30 years, and his reputation as a professional and community volunteer is well known throughout Hawaii. He has served as the President of the Realtors Association of Maui, and has chaired the Hawaii Association of Realtors Political Action Committee and the Legislative Committee. Our Hawaii Life Principal Broker Matt Beall has written an excellent article about whether real estate agents provide value, especially given how technology has changed the real estate industry to the benefit of the consumer.  As Matt has previous explained, before the advent of the Internet, your local MLS (multiple listing service) compiled listings into a fat book which it sold to participating agents. You the consumer could only get access to the information via an agent. Was that providing value? In a sense it was, but there was a strong element of control, as there was in most consumer markets.

Remember the Clue Train Manifesto?  When that website (and subsequent bestselling book) appeared in 1999, the authors reminded us that markets are fundamentally conversations about value.  Markets were getting smarter and faster thanks to real people entering into conversation with one another via the Internet.  And consumers were getting smarter about using online networks to obtain real information real fast; the companies that served them were slow in waking up to the new reality as an opportunity rather than a threat.  Ten years later, real estate is still struggling to catch on.  Most real estate company websites are essentially monologues, blatant advertising, anything but a vehicle for conversations.  They push information and their sales pitch at the consumer.  No wonder consumers turn to Zillow, Trulia, and other websites that give them information AND a chance to participate in market conversation.  No wonder smart agents are out having genuine conversations with consumers on Zillow, Trulia, ActiveRain, their blogs, Facebook and Twitter!

Of course, one problem with MLS data, whether you are searching it via an individual real estate company’s website or on the official MLS site or Trulia or Realtor.com,  is that each listing agent is responsible for the descriptive and photographic content associated with their listing.  And many have not figured out that their audience is no longer another local agent!   Maybe you’ve seen listings where agents pitch other agents in the public remarks ( ‘Bonus to selling agent!”) which I would think is a pretty big red flag to a prospective buyer.  Many listing agents haven’t figured out that the better the information they provide, the better they are marketing their Seller’s property (marketing means assisting the right prospective buyer to identify him or herself).  How often have you seen a listing where the description just repeats property data (“Beautiful 3BR/2BA home with over 1400 sq ft of living area…”) or where it says the property has “wonderful ocean views” and fails to include even one photo of the view?

Hawaii Life Real Estate Services is officially servicing the Big Island with a new team headed by Broker in Charge, Katie Minkus. You may be familiar with Katie’s insight on our blog that she gave as a broker for Lava Rock Realty. We are very proud to now have Katie on our team and look forward to her contributions.

Aloha everyone,

We’re pleased to announce the hiring of our new Director of Sales, Anthea Adair, RA.  Anthea is currently studying for her broker’s license, so her eventual official title will be Broker-In-Charge on Kauai.  Anthea’s real estate experience on Kauai has earned her a great reputation as a professional, high-tech, and low-drama Realtor.  Her computer training brings a lot to Hawaii Life, especially given our strong web presence and focus on technology.

Anthea’s position as Director of Sales involves working directly with each of our Associates and Brokers to apply our marketing solutions for our clients and customers.  We’ve grown quickly since announcing Hawaii Life’s ‘brick & mortar’ office here on Kauai… we now have 14 agents, 49 listings, and our web presence is growing dramatically.  So, her work is cut our for her!  We’re all thrilled to have Anthea on our team, and for the future that we’re creating for Hawaii Life!

HawaiiLife.com Grows Up

Kauai-based HawaiiLife.com announced last week that they have become Hawaii Life Real Estate Services, LLC, a full-service real estate brokerage representing buyers and sellers throughout the State. Previously, HawaiiLife.com was a referral service, connecting consumers with Realtors.

The website, www.HawaiiLife.com, is hailed as one of “10 Kick-Ass Real Estate Search Sites” by The Future of Real Estate Marketing, a blog which tracks the latest in real estate developments on the Internet. HawaiiLife.com has grown in exposure since its launch in October 2007, when it attracted 6,000 unique visitors a month. By April 2008, 60,000 people were visiting the site each month, making it one of the busiest real estate websites in the State.

“We had an enormous amount of traffic, and we got a lot of attention very quickly… not just from people who were curious about Hawaii real estate, but also from Realtors and, maybe more importantly, from sellers in the marketplace. People started asking us if they could post their houses for sale on the site” said Dave Jackson, Director of Referrals for the Company.

To help facilitate the transition to a full-service brokerage, and to manage the day-to-day operations, Hawaii Life brought on a new CEO and Principal Broker, Matt Beall. Beall has been in top 5% of Kauai’s Realtors since starting his career in 1998, and brings years of management experience having served as a Broker-In-Charge for some of Kauai’s top real estate firms.

“I’m so inspired by what we’re creating. Hawaii Life is literally a new paradigm in the way this business is done, and it’s exciting to be on the forefront of that. Our business model is already shaking things up, and our clients are as excited as we are.”

“The first house I featured on the website sold within 3 days. In our slowing market, those kinds of results don’t go unnoticed”, said Beall.

Hawaii Life Real Estate Services, LLC currently has an office on Kukui St. in Kapaa, Kauai, with plans to add more locations in the future.

We have some big news to announce. HawaiiLife.com has partnered with leading Kauai real estate broker, Matt Beall, R (formerly of Century21) to evolve into a full service brokerage on the island of Kauai. Matt brings years of knowledge servicing Hawaii home buyers and sellers and is excited about the move.

The move brings new listings along with several agents to the company and will allow us to leverage Hawaii’s #1 real estate website to market our new inventory.

Plans to open up full service brokerages on the islands of the Big Island, Maui and Oahu are in the works. Stay tuned…

Recently, Joel Burslem of Inman News listed,

“Ten of my favorite real estate search experiences on line today”

in his blog post 10 Kick Ass Real Estate Search Sites.

I’d like to throw out a big Mahalo to Joel for including HawaiiLife.com in that list. Our Hawaii real estate site is listed next to some heavy competition including, Redfin.com, Century 21 Canada, Windermere, and others.

I have been a long time reader of Joel’s blog, www.futureofrealestatemarketing.com, and many of the ideas and discussions presented in his posts have directly influenced the direction of our website. So thanks again Joel, not only for including us in this short list, but also for all the great info on your website. I highly recommend any agent interested in real estate marketing to check out his blog.

And just because we made Joel’s list doesn’t mean we’ll stop working on the site. There are lots of improvements to be made if we’re gonna make the list next year!
