Sold Single-Family Residential Statistics for Kalaheo (Makai/Ocean Side)

Every area/market has their own statistics and averages when talking about how long a home has been on the market, price per square foot, list price vs. sold price, lot size, etc…

I chose to do some research on the makai side of Kalaheo and see what was out there as far as homes that sit on under an acre in lot size. Below you will find a picture of where Kalaheo sits on Kauai. Kalaheo is known for its nice properties and good neighborhoods. Some homes even have spectacular ocean views. I don’t think I have ever had someone tell me they didn’t like Kalaheo.

Based on my search of the area:

  • There are 12 active properties, 7 that are contingent or under contract, and 10 homes sold since July 1, 2015
  • When it comes to the homes that sold, you can see that they sold on average at 96.5% of the listing price
  • Average price per square foot of the home is $344.39
  • The average days on the market is 124 days. That means homes, on average, in this area are taking about 4 months to sell. That does not include the time it takes to close the transaction.

 
With that in mind, if you are the seller and want/need your home sold fast, it would be in your best interest to price it aggressively. Because under best circumstances, if you get an offer in the first 30 days, you are still looking at around 90 days from the list date till the day you walk away. If time isn’t a concern, then you can be a little more flexible with the listing price. Just remember that the homes don’t sell for what is owed on the property. Homes sell for what their market value is.

On the flip side, if you are a buyer at the moment, trying to go in with a low offer around 90% of the listing price probably isn’t going to work out in your favor. Chances are, if the seller is priced right, then a buyer will come along pretty quickly.

Now, when you look at these statistics, you don’t get an idea of what situation the seller or buyer was in. You don’t know the relative condition of the homes. And every sale has different circumstances. Now, what you can do is use this as a ballpark figure. Meaning that some homes are worth more than the average price per square foot and some aren’t. At least it gives you an idea of what is going on as far as sales go in the Kalaheo makai side area.
