Maui Meadows Sales Statistics (First Quarter 2013)

Sales in the Maui Meadows area have been a little tepid this past quarter. We seem to average approximately 17 active listings and this quarter 4 have sold. They range from low to mid range and from homes that need some rehab to move-in condition gems.

The four sold homes in Maui Meadows are:

1. 608 Kumulani Drive was listed at $790,000 and sold for $695,000. The home was 3 bedrooms, 2 baths with approximately 2,592 square feet of living area. It also had a 1 bedroom, 1 bath ohana at 500 square feet. This was a great view property bordering the potential Honoaula development.

2. 3418 Hookipa Place was listed at $939,000 and sold for $820,000, and had 4 bedrooms and 4 baths with a total of 2,628 square feet. No ohana and a bit of a fixer. It had a tree top birdhouse feel to it. This one was a fixer with lots of potential and great views.

3. 711 Mililani Place was listed at $1,450,000 and sold for $1,120,000 and had 6 bedrooms, 5.5 baths all in 3,534 square feet. It also had a 2 bedroom, 1 bath ohana with panoramic views and ocean breezes! This listing included solar water heating, PV panels, and energy efficient appliances.

4. 904 Kupulau Drive was listed at $1,500,000 and sold for $1,458,000. It was a wonderful Stiller designed and built pole house with 3 bedrooms, 4.5 baths in 3,468 square feet. There was an unfinished ohana, large swimming pool, and lush landscaping. In addition, 1,500 square feet of covered lanai.
