Why Do Realtors Put Misleading Photos in MLS?

I just saw a new listing pop up today in Diamond Head and the main photo in MLS was a picture of the coastline. The description of the photo said it was within “walking distance”. Well, what do you define as walking distance? I guess anything on the island of Oahu could be considered walking distance for that matter. The catch is how willing and able would someone be willing to walk? Since I live in Diamond Head, I know that this particular listing was a 5 minute drive in the car and a good 20 minute walk to where the photo was taken. In my opinion, this is misleading to the consumer.

At Hawaii Life Real Estate Services, we market your property smartly, however never mislead the consumer. The listing I had mentioned is a perfect example of why you want a good buyer’s agent to represent you (especially if you are not on Oahu & not familiar with the island) in your next real estate purchase.

    I couldn’t agree more,,I just previewed a property for a buyer who is coming in from the mainland and I thought I was in the wrong house. I have 4 words,,,The Art Of Cropping. Come one agents lets let the world see what we are really offering and show some integrity.

    The thing is, you might have a property that is perfect for the buyer…it fits their budget and needs, but misleading photos can get the buyer over excited and then disappointed when they see the actual home.

    Whereas if the property’s photos correctly represented the home or condo in the first place, that same buyer may see opportunity instead of the disappointment.

    David, you’ve brought up the number one reason why it’s important for buyers to hire a Buyer’s Representative. Local knowledge. I can’t tell you how many times I’ve had a buyer client get excited about a property they see online, only for me to say “well, actually, that property sits right on top of the highway and you can’t see it in the photos, but…”
