Why Kauai Condo Prices Are Up While Sales Slow | Summer 2025 Update

Kauai’s condominium market continues its classic see-saw pattern: when sales climb, median prices dip… and when prices rise, sales slow.

After seven months of challenging headlines and higher homeowner dues from insurance hikes, buyers are focusing on more attainable inventory, yet the market keeps moving.

In this July 2025 condo market update, we break down:

  • Island-Wide sales and price trends
  • South Shore’s big price jump despite fewer sales
  • North Shore’s surge in sales but drop in median price
  •  Lihue’s steady pace in a competitive market

Highlights:

  • Island-wide sales down -3.98% compared to last year
  • Median price up 9.86% to $875,000
  • South Shore prices up 24.01%
  • North Shore sales up 47.22% but prices down -20.95%

Will the seesaw continue? We’ll find out next month!
