Where to Live When PCSing to Hawaii

PCSing to Hawaii? Many people want to know where to live when being reassigned or PCSing to either Schofield Barracks, Pearl Harbor, Hickam AFB, Wheeler AAF, Fort Shafter, Tripler AMC, or Camp HM Smith. I never give the same answer, because each individual’s situation differs. There are a few things one must consider prior to listening to any advice on where to live.

Considerations

  • What is the budget the household or individual can afford? BAH and COLA can go a long way if someone decides to purchase. Nine out of ten times, my clients can afford a lot more than they think after sitting down with a loan officer. This is due to low interest rates for VA loans, no primary mortgage insurance (PMI), and low property taxes. Contact me for more information.
  • What size property and types of amenities does the family desire? Determining these two things will narrow down the search quickly. There is a significant amount of new housing being built in the Kapolei and Ewa Beach area. These homes tend to be larger than traditional Hawaiian homes and seem to fit military lifestyles well. Deciding on property size and amenities will assist in determining what areas or neighborhoods in which I would recommend purchasing or renting a home.
  • What are the family’s expectations of the surrounding community? Does the area provide easy access to great schools or is proximity to a private school of your choice a priority? Does the service member or family want to live close to the installation to minimize commute time? Is being centrally located in the event that a spouse works downtown or at another installation important? Is proximity to pools, a dog park, recreation centers, the waterpark, a farmers market, or being close to the beach highly desirable? Understanding what is most important and prioritizing those key expectations will help narrow down the house hunt right away.
