Our Puamana rebuild is progressing in 2026. Good news is our first rebuild permit for building 7 is confirmed by the Maui planning department! Remaining mauka buildings will follow so dust curtains will be going up and construction starting in 2026.
Nevertheless, exact timelines to start construction in Puamana are not confirmed – Puamana HOA and individual owners have submitted all plans and studies to the county and we are awaiting the remainder of the permits and approvals from Maui County. Clearly the buildings in the Shoreline Management area are more of a challenge… We are hearing the remainder of the mauka permits “may be” issued by mid 2026.

Other good news is our Ocean pool is renovated and open and as wonderful as ever! Especially with our chilly winter weather sometimes getting in the 70 degree zone (!!).

Two oceanfront units in Building 19 are under construction but apparently these requests for shoreline permits were submitted pre-fire… why can’t we get permits for our other makai units? Building 19 in the photo above. For the latest on active listings and recent sales in Puamana.

Progress has been slow and my heart goes out to my fellow homeowners struggling with the system. Our building (167) was spared from the 2023 fires but building 161, a few feet away, was completely destroyed and the paint on our building bubbled and the palm tree out front was torched. Today Puamana is occupied by full time residents and visitors and all the properties have been cleared and grass is growing on the empty lots.

For background on Puamana and the fires of August 2023: Puamana is a (pet friendly!) 30-acre oceanfront neighborhood at the south end of Front Street and Lāhainā Town consisting of low-rise townhomes with a half-mile of oceanfront frontage.
The Lāhainā Fire burned 26 of the 60 Puamana residential buildings to the ground, which housed 94 of the 230 residential units. Twenty-three of those destroyed 94 units were home to full-time residents, almost all of them kupuna. While 134 residential units were left standing, those units were unfit for occupancy for several months due to infrastructure issues and environmental hazards. The Lahaina Fire destroyed the historic Clubhouse, other buildings and improvements, and there was extensive smoke and ash damage in surviving buildings.
