How Buyer’s Agents Are Paid in Today’s Market

With the recent NAR settlement and new industry guidelines, all real estate agents nationwide are now required to use a written Buyer Representation Agreement before showing homes or representing a buyer. This isn’t unique to me — it’s the new standard across the industry and applies to every brokerage and every agent.

This agreement outlines:

  • The services I provide
  • The timeline of our working relationship
  • How my commission is structured

Under these updated rules, buyers are ultimately responsible for ensuring their agent’s compensation is paid. That said, in practice, we we request the seller pay some or all of my fee as part of your offer and negotiation strategy.  If a seller does not agree to cover the full amount, we will discuss your options before writing any offer so there are no surprises and everything is clear upfront.
