Over the past year, I’ve noticed several consistent themes in what buyers are prioritizing.

Kauaʻi buyers are drawn to homes that embrace our climate and natural beauty, Buyers are looking for open lanais, tropical landscaping, trade winds, and spaces that flow comfortably between indoors and out. Air conditioning is a now a must. Privacy also matters more than ever. Buyers want room to breathe, relax, entertain family and friends, and truly feel at home in paradise.

Flexible spaces have become another major priority. Whether working remotely, hosting extended family, or simply wanting room for hobbies and wellness, buyers appreciate homes that offer versatility and functionality beyond the traditional floorplan.

And of course, location still matters tremendously. On the North Shore, neighborhoods with established landscaping, larger lots, quiet streets, and close proximity to beaches, golf, dining, and Hanalei continue to attract strong interest. Princeville remains a top destination for buyers because of the vacation rental potential.
