The Puamana real estate market has clearly been morphing post-fire. The demographic purchasing in Puamana lately seems to be mainly full-time residents or those who lost their places in the Lahaina fires of August 2023. Since the fires, no destroyed units have changed hands—at least publicly.
Five sales of standing units have occurred in Puamana since the fires. Please note: All sales in Puamana post fire have been initiated directly by property owners.

- 24-3 Puamelia – A standing one-bedroom, garden-view unit sold for $1,045,000 in July 2025 ($1,627/ sqft).
- 111-2 Pualei – A standing, remodeled 3-bedroom, 3-bath unit with garden and ocean views, located by the Dolphin Pool. Sold for $2,100,000 in March 2025 ($1,367/sqft).
- 226-6 – End-unit oceanfront townhome by the grassy beach area on the south side, featuring 2 bedrooms and 2.5 baths. Sold privately in February 2025 for $3,500,000 ($2,132/sqft).
- 87-2 Pualei – A remodeled garden-view townhome sold in November 2024 for $1,200,000 ($1,092/ sqft).
- 167-1 Pualei – An un-remodeled garden-view townhome sold privately in November 2024 for $1,100,000 ($1,001/sqft).

Current Listings
There are currently two properties for sale in Puamana:
- 139-1 Pualei – A 2-bedroom, 2-bath, remodeled 940 sqft garden-view unit listed for $1,995,000—just did a price drop to $1,795,000. On the market for 47 days.
- 160-4 Pualei – An oceanfront 2-bedroom, 2-bath corner unit listed for $3,695,000. On the market for 146 days.

Market Trends
“How’s the real estate market?”
Island-wide, we are seeing an increase in condo inventory and condo prices are down 35% compared to last year. Maui condos are staying longer on the market compared to past years, with an average of 142 Days on Market (DOM) in 2025, up from 106 in 2023. Island-wide, 465 condos have closed YTD this year compared to 694 sales YTD in 2023.

Regarding our Puamana market specifically: sales prices are holding steady. There are a few listings that have been active for quite a while, like the vacant lot at 25-2, which was on the market for over 400 days and just cancelled. However, the average DOM until sale in Puamana this year is 100 days (for 2 transactions—a small data set). Puamana had 3 trades in 2024 (no average DOM available). Compare this to 10 sales in 2022 with an average DOM of 62, and at the height of the market in 2021, Puamana had 20 sales with an average DOM of 136.

Understandably, sales in Puamana are slow but owners are not listing their properties of if they are, they are not accepting low ball offers. Properly priced condos are moving quickly in Puamana. But once we have a set timeline to rebuild our complex, the cobble push on the south end finalized, and a drop in mortgage rates, those buyers who have been waiting on the sidelines to see Puamana and Lahaina rebuilt better than ever will be encouraged to make offers.
For background on Puamana and the fires of August 2023: Puamana is a 30-acre oceanfront neighborhood at the south end of Front Street and Lāhainā Town consisting of low-rise townhomes with a half-mile of oceanfront frontage. The image above is post-fire.
The Lāhainā Fire burned 26 of the 60 Puamana residential buildings to the ground, which housed 94 of the 230 residential units. Twenty-three of those destroyed 94 units were home to full-time residents, almost all of them kupuna. While 134 residential units were left standing, those units were unfit for occupancy for several months due to infrastructure issues and environmental hazards. The Lahaina Fire destroyed the historic Clubhouse, other buildings and improvements, and there was extensive smoke and ash damage in surviving buildings.

Above and below: cleared lots in Puamana. Today Puamana is occupied by full time residents and visitors and all the properties have been cleared. Timeline to rebuild Puamana has not been confirmed – we are still awaiting permits and approvals from Maui County. Puamana HOA and individual owners have submitted all plans and studies to the county. We are hearing permits “may be” issued by mid 2026. Construction would start in 2027.
