Pili Mai | The Ultimate Hybrid of Home & Vacation Rental in Poipu Beach

 Just one condominium complex in Poipu was built with the intention to use as a second home, a full-time residence and a vacation rental. That would be Pili Mai. 

The South Shore desperately needed a property like this, a hybrid between a home and a condominium with zoning that allows for it to be vacation rented out. 

Tucked Away in the Heart of Poipu, Kauai

At Pili Mai, right here in Poipu Beach, you’re within easy walking distance to a golf course, shopping and dining, and just a short bike ride to some of the most well-known beaches on the south shore. 

And even though you are right in Poipu, this complex is set back just enough to be out of the traffic and the day-to-day buzz. 

Newer Construction in an Established Market

Pili Mai finished construction between 2016 and 2020. To put that in perspective, most of the condominium complexes in Poipu were built roughly forty years earlier. There are seven different floor plans here, ranging from two to four bedrooms. The floor plans live more like a home than a typical condo. Some units are single-story and all the layouts feel open and comfortable. With central air conditioning and finishes that feel current, these units work well whether you’re here full or part-time. Every unit has a one-car garage, and most also come with an additional assigned parking stall.  No other complex in Poipu offers this. 

What Sets Pili Mai Apart

Pili Mai 4J is currently listed for sale. Offered at $1,695,000. The owners bought this villa when it was brand new in 2020 and have never rented it. It has seen very little use and has been consistently maintained. It’s being sold turnkey, so if vacation renting is part of your plan, you won’t be starting from scratch.

I’ve always described Pili Mai as a hybrid between a home and a condo. If you’re not ready for a single-family home but you want something that lives like one, this works. You can rent it out when you are gone or lock it up and leave, it’s a great setup. 

Resort-Style Amenities Without the Resort Feel

All the amenities that you need to check those vacation rental, or resort living boxes are included. There’s a resort-style pool, jacuzzi, and a separate kiddie pool. An air-conditioned fitness center with elevator access. There’s also an outdoor kitchen that owners can reserve for private gatherings, covered seating areas by the pool, and barbecues spread throughout the property. 

There are a mix of owners ranging from full-time residents, people who use their units strictly as second homes, and others who successfully vacation rent—sometimes a combination of both. This balance of ownership gives you the option to have neighbors which is very rare for most resort condo complexes. 

Reduced Association Fees

Another piece of good news is the association dues went down in 2026. Pili Mai is the only condo complex in Poipu where that happened, and it was the result of proactive water leak detection work done by the association. So, you’re looking at relatively low dues compared to similar properties. 

This is honestly one of my favorite complexes in Poipu. It’s flexible, well thought out and it works for how people actually live—and use—their homes here.
