Opportunity Zone Update: Bids Now Being Accepted for South Kauai 25-Acre Vacant Land OZ Parcel
According to a recent press release by Hilco Global, bids are now being accepted for the South Kauai 25-acre vacant land parcel currently zoned for hotel development, through a bankruptcy auction until April 13 2026. The Chapter 7 bankruptcy sale is subject to approval by the United States Bankruptcy Court for the District of Hawaii, Honolulu Division.

This South Kauai vacant land parcel, located between the Shops at Kukui’ula and the Kukui’ula Golf Course, has County of Kauai transient vacant rental status, and is located in the Lawai Hawaii Census Tract 406.04, one of the current 8,700 IRS-designated Opportunity Zones in the country. The Opportunity Zones program provides tax incentives to investors. However this census tract’s 10-year Opportunity Zone designation is set to expire on December 31 2026. Provided the purchase is completed by year end, the investor would enjoy the current Opportunity Zone program’s generous benefits.

The area is beloved for its temperate weather, white sand beaches, clean warm ocean for swimming and snorkeling, well-known surf breaks, a variety of restaurants, and the chill vibe created by the friendly blend of full-time and part-time residents and resort service providers.
