Navigating Kauai’s Rental Rules: Can You Rent Your Single-Family Home?
On Kauai, rental rules for single-family homes are fairly straightforward but there are a few important exceptions worth understanding.
The general rule is most single-family homes are limited to long-term rentals of six months (180 days) or more.
However, there are key exceptions:
1. Visitor Destination Areas (VDA)
The easiest way to legally operate a nightly or weekly vacation rental is by owning within a designated Visitor Destination Area. These zones primarily in Princeville and Poipu, with a small section in Waimea were created to concentrate tourism.
The Benefit: Homes within the VDA can be rented nightly without requiring a special permit.
2. Transient Vacation Rental (TVR) License
For homes outside the VDA, nightly rentals are only allowed if the property holds a TVR license. These are grandfathered permits, and no new ones are being issued.
Despite common misconceptions, these licenses are extremely limited there are only 438 homes island-wide with a TVR permit outside of VDA zones.
In Princeville alone, there are approximately 862 homes, with a mix of full-time residents, second homes, long-term rentals, and vacation rentals. While nightly rentals are allowed, availability especially for longer stays can be limited, as many properties are booked well in advance or reserved for longer-term tenants.

3. The Unique “30-Day” Exception – Aloalii Drive
For those of buying a vacation rental on Kauai, there is a lesser-known niche within Princeville: Aloalii Drive.
Due to specific zoning and HOA guidelines, homes on this street can be rented for 30 days or more a rare middle ground between short-term vacation rentals and long-term leases. This makes it especially appealing for snowbirds, digital nomads, and seasonal residents looking for flexibility without committing to a six-month stay.
For buyers seeking a second home, this creates a compelling opportunity: enjoy the property personally while generating rental income through seasonal or monthly stays without the demands of managing nightly vacation rentals.
