Real Estate
The numbers have remained relatively stable for the past few updates with pendings in the range between 12.25 and 12.5%. As of September 10, we have 1559 active listings and 228 pending with a small uptick at 12.75%. Rates are improving and I am getting more inquiries, so that is an optimistic sign.
As we look ahead, there’s growing anticipation that interest rates may be cut in the near future. Such reductions could make mortgages more affordable, potentially boosting buyer demand and creating renewed momentum in Maui’s real estate market. Lower rates may also encourage sellers and investors to re-enter the market, with positive ripple effects across local businesses and the broader island economy.
The future of vacation rentals remains uncertain. Lenders, investors, property owners, sellers, buyers, as well as businesses such as restaurants, farmers, cleaning services, landscapers, and activity providers—all sectors across Maui—will be impacted. I’ve persevered and navigated the local market, helping Buyers and Sellers alike. If you have questions, I am your real estate resource.
I have been busy working on a project that will be coming to market soon. 20 acres of ocean view organic farmland in Waiehu! I’m so excited to share Kuawa Olu with you all. Stay tuned!

Kula I’o 15 acres. 7+ acres buildable area offers lots of options.
