The Exiles – Rolling Stones Tribute
If you fall on the Rolling Stones side of the Rolling Stones vs Beatles debate, you will want to head to Mulligans this Friday night. The Exiles will be on stage from 7:30 pm – 10 pm delivering your favorite Rolling Stones songs. Doors open at 6:30 pm. Tickets $25 online and $30 at door.
Lokahi
MACC presents Lokahi this Saturday. The show features an outstanding lineup of musicians coming together to celebrate island harmony and community. Paul Simon makes a special appearance. Lukas Nelson headlines. Patrick Simmons, Mick Fleetwood, Stephen Wilson, Jr, Lily Meola, Patrick Simmons Jr, Gretchen Rhodes will also take part in this night benefiting Housing for Healthcare. Doors open at 4:30 pm. Performance starting at 5:30 pm. Don’t miss your chance to experience this special evening of music and aloha.
Corks for a Cause!

DeVine Wine Lounge partners with a local non-profit on some Sundays in their Corks for a Cause. This week’s featured non-profit is ProArts Maui. ProArts Maui is a vibrant local theater organization dedicated to enriching the community by providing high-quality performing arts experiences and supporting creative talent on the island. 15% of proceeds from 4 – 7 pm this Sunday benefit ProArts Maui.
Japengo Omakase Experience
For those seeking a truly unique dining adventure this weekend, consider reserving the Japengo Omakase Experience at the sushi bar in Japengo. Chef Masa Hattori curates a special eight-course menu featuring fresh local seafood and seasonal ingredients, prepared and presented with care. Experience limited to 6 guests on Saturdays from 6 – 8 pm. Tickets $270 and prepaid reservation required.
Champagne Hale at Cliff House

The Montage at Kapalua Bay will be seating the Champagne Hale at Cliff House this weekend. The pop up at Cliff House with epic views, champagne and pupus is the perfect way to cap off a day at the beach or pool. They offer a two-hour experience with seating at 5 – 7 pm on Friday and Saturday this weekend.
MIL Paddling
MIL Paddling season is underway, and this year is broken up into Division I and Division II. It’s been great watching Kahala compete for Seabury Hall. Congrats to all the competitors and their families! The site has not yet been updated with the schedule for this year but I will keep you posted.

Real Estate
As of December 18th, we have 1651 active and 234 pending listings. 12.4% under contract, which is about where we’ve been holding. After a deeper dive in consideration of Bill 9, the condo numbers are skewing the total.
Bill 9 on Maui addresses the conversion of short-term rentals in apartment-zoned buildings to long-term rentals, aiming to increase the availability of housing for local residents. This measure overturns the Minatoya Ruling, which previously allowed short-term rentals in certain Maui apartment-zoned properties. The bill has sparked mixed reactions—some community members support it as a step toward easing the housing crisis, while others are concerned about its impact on property values and the rental market.
We are seeing these effects. The numbers for condos look bleaker than the general market. We currently have 99 condos under contract and 905 active. Only 9.8% condos are under contract, causing many sellers to take drastic price measures.
If we look at the numbers outside of condos, we have 135 pending and 746 active for 15.3%. This may be a better sense of the market excluding Bill 9 influence. Rates are improving as well.
