Soulgasm brings their high-energy blend of funk, soul, and rock the Paia Coffee Bar this Saturday night for one more night of dancing in 2025. Music from 8 pm – midnight. Oshougatsu Mochi Pounding 2025

The Japanese Cultural Society of Maui present the Oshougatsu Mochi Pounding 2025 this Saturday from 4 – 8 pm. The festivities will take place at the Hongwanji Mission in Wailuku. Families and visitors are invited to experience the art of mochi pounding to celebrate the Japanese New Year. Event highlights include live demonstrations of traditional mochi-making, cultural performances, and delicious samples of freshly made mochi and a dinner bento. It’s a wonderful opportunity to learn about Japanese heritage, connect with the community, and welcome the new year in a festive and memorable way. Tickets $20 for members and $25 for non-members. Movie Night Under the Stars – The Holiday
Sugar Beach Events presents Movie Night Under the Stars this Sunday night. The featured movie is The Holiday. Bring your blanket or beach chairs and enjoy the movie under the stars. Champagne Hale at Cliff House

The Montage at Kapalua Bay will be seating the Champagne Hale at Cliff House this weekend. The pop up at Cliff House with epic views, champagne and pupus is the perfect way to cap off a day at the beach or pool. They offer a two-hour experience with seating at 5 – 7 pm on Friday and Saturday this weekend.

As of December 18th, we have 1651 active and 234 pending listings. 12.4% under contract, which is about where we’ve been holding. After a deeper dive in consideration of Bill 9, the condo numbers are skewing the total.
Bill 9 on Maui addresses the conversion of short-term rentals in apartment-zoned buildings to long-term rentals, aiming to increase the availability of housing for local residents. This measure overturns the Minatoya Ruling, which previously allowed short-term rentals in certain Maui apartment-zoned properties. The bill has sparked mixed reactions—some community members support it as a step toward easing the housing crisis, while others are concerned about its impact on property values and the rental market.
We are seeing these effects. The numbers for condos look bleaker than the general market. We currently have 99 condos under contract and 905 active. Only 9.8% condos are under contract causing many sellers to take drastic price measures.
If we look at the numbers outside of condos, we have 135 pending and 746 active for 15.3%. This may be a better sense of the market excluding Bill 9 influence. Rates are improving as well.
