Jake Shimabukuro’s Holidays in Hawaii

Jake Shimabukuro’s Holidays in Hawaii show is happening this Saturday at the MACC’s Castle Theater. Special guests for the evening are bassist Jackson Waldhoff and singer-songwriter Justin Kawika Young. Expect a festive blend of classic holiday tunes, Hawaiian favorites, and Jake’s signature ukulele artistry, making this a must-attend celebration for fans and families alike. Show starts at 7:30 pm. Doors open and pre-concert food and beverage available for purchase from 5:30 pm.

Roundabouts Holiday with Lawaia – Xmas Jam

Ag Presents and Mulligan’s on the Blue present the XMAS JAM this Saturday night. You are invited to come dressed in your best ugly sweater and holiday attire. Enjoy an evening of dancing to your favorite 80’s and 90’s music. $10 at the Door. Show starts at 7:30. Doors open at 6:30 pm.

Movie Night Under the Stars – The Grinch

Sugar Beach Events presents Movie Night Under the Stars this Sunday night. The featured movie is The Grinch.  Bring your blanket or beach chairs and enjoy the movie under the stars. Food and drinks will be available for sale. Movie starts at 6:30 pm. Doors open at 5:30 pm. Get there early so you can set up a good viewing spot. Click here for event info and reservations.

Hanau Ke Alii – A King is Born

The multiple award-winning Halau Na Lei Kaumaka o Uka presents Hanau Ke Alii – A King is Born this Sunday at the MACC’s Castle Theater. Enjoy an inspirational presentation under the direction of Kumu Hula Napua Silva celebrating Christmas season and the birth of Christ through mele and hula. Show at 6:30 pm. Doors open and pre-concert food and beverage available for purchase at 4:30 pm.

Real Estate

As of December 18th, we have 1,651 active and 234 pending listings. 12.4% under contract, which is about where we’ve been holding. After a deeper dive in consideration of Bill 9, the condo numbers are skewing the total.

Bill 9 on Maui addresses the conversion of short-term rentals in apartment-zoned buildings to long-term rentals, aiming to increase the availability of housing for local residents. This measure overturns the Minatoya Ruling, which previously allowed short-term rentals in certain Maui apartment-zoned properties. The bill has sparked mixed reactions—some community members support it as a step toward easing the housing crisis, while others are concerned about its impact on property values and the rental market.

We are seeing these effects.  The numbers for condos look bleaker than the general market. We currently have 99 condos under contract and 905 active. Only 9.8% condos are under contract causing many sellers to take drastic price measures.

If we look at the numbers outside of condos, we have 135 pending and 746 active for 15.3%. This may be a better sense of the market excluding Bill 9 influence. Rates are improving as well.
