Kauai Vacation Rental Real Estate | Why Rental Income & Showings Create Higher Days on Market
With Kauai vacation rental properties, we have two forces that are strongly working against each other; sellers need the rental income to not be impacted, and buyers need to see the property. This is a very different market compared to the traditional model of seller occupied homes. Normally, sellers are notified of a showing and they pack up the kids and the pets and sit in a park somewhere and buyers get to see the home.
With vacation rental properties this is not the case. Sellers need that rental income to keep coming in; it also helps to sell a property when they can show some nice rental numbers. So, when it’s business as usual for renting that means agents need to work around check in and check out times. Buyers that are here on vacation have a smaller window to see the property. Your property may have been the one that they were going to buy, but they couldn’t get into it.
As a seller you can’t do anything about this except understand that this is what is separating you from the more traditional home selling market. It could be priced and marketed perfectly; your agent is always ready, willing and able to show the property but it being rented can bring us to a full stop.
I’ve had the conversation with buyers about days on market which they look at through a mainland lens, on the mainland higher days on market signals a problem. For vacation rental properties it’s par for the course, we have hoops to jump through that a traditional owner-occupied home does not – sometimes resulting in higher days on market.
