Kauai Real Estate Home Sales November 2025

Now that November’s here, we’re taking a look at Kauai’s real estate home sales data, checking out how the first ten months of this year stack up against the same time last year.

The stunning views in this video are courtesy of my newest listing in the Wainani subdivision here in Poipu Beach which is both a successful vacation rental or a fabulous full time residence.  

Buying really picked up in October, which you’ll see in next month’s report. There are a few reasons for this jump: interest rates dropped in September, people are trying to buy before the end of the year for tax breaks, and buyers are finally snagging properties they’ve been eyeing as they start to disappear from the market.

Now for the numbers, and we’ll start with the number of sales:

Island-wide home sales were up 11.69%, going from 308 to this year’s 344. 

The South Shore had a nice uptick in sales at 36.56%, going from 93 to 127. 

The North Shore is down -14.47%, at 65 this year from 76 in 2024. 

And I’m wondering what’s in the water in Lihue, because their home sales are up 73.91%, going from 23 last year to 40 this year. 

The uptick in activity really shows when we look just at the month of October and compare it to October of 2024. This year, 47 homes sold compared to 24 last year. Both this year and last, buyers were getting good prices — the sold price compared to the original list price was at 91.05%; last year it was 91%. The average days on market was at 81 this year compared to 55 last October.

Now let’s look at the Median Prices: 

Island-wide, the Median Price is down -11.31%, going from $1,384,000 in 2024 to $1,227,500 this year – but I found where this is coming from the South Shore leasehold home sales. 

The South Shore Median Price is down -14.67%, going from $1,500,000 to $1,280,000. What’s skewing this number are the five Leasehold affordable homes located in Eleele; sold prices for those homes were between $469,500 and $528,700. You don’t own the land with these homes, and five sales like that will drag down the Median Price. 

The North Shore is up 1.49%, going from $2,512,500 last year to $2,550,000. 

Lihue had a huge jump in their home sales and their Median Price as well, up 16.58%, going from $980,000 to this year’s $1,142,500.
