Kauai condominium numbers are a bit all over the map as this category of real estate continues to work its way through some challenges.
We’re looking at the first 11 months of this year and comparing it to this same time in 2024.
In October, there was an uptick in buyer activity; those escrows started closing in November and next month as well. Let’s start by looking at the number of sales.
Kauai Condo Market Overview
Island wide the number of condominiums sold on Kauai was down -3.41% from 264 last year to 255 this year.
The South Shore went from 83 to 71 sales, a -14.46% decrease.
The leader in condominium sales is the North Shore with a 35.19% gain going from 54 to 73.
Lihue was just about even going from 71 to 70 a -1.41% decrease.’
November Condo Sales Show a Boost
Condominiums benefitted from the buyers that were scooping up deals in October. In looking at just the month of November for 2025 and 2024 the number of condominiums sold was up at 22 compared to 17 last year.
The Sold Price compared to the original list price was about even at 92% this year compared to 93% last year.
Days on market were way up at 127 compared to 47 this is probably due to a one off sale.

Median Price Trends
The Median Price is up island wide by 3.77% going from $795,000 to this year’s $825,000.
The South Shore had a big dip in the number of sales but their prices are up year to date by 14.53% going from $895,000 to this year’s $1,025,000.
The North Shore had a big uptick in their number of sales but they did not gain like the South Shore did on their median price, they are down -4.33% going from $1,097,500 to this year’s $1,050,000.
Lihue was only off by one sale from last year however that dropped their median price down by -6.81% going from $588,000 to this year’s $520,000.
