Kauai Real Estate home buying activity in the fourth quarter in 2025 was very strong. But now the question is, did our January activity happen in December?
Our January underperformed the previous year, but this could turn around next month, as evidenced by what we have under contract. More on that later, for now we’re looking at the Kauai home sales for the first month of this year and comparing it to this same time last year and we’ll start with the number of sales.
January Home Sales: Year-Over-Year Comparison
Island-wide we sold 18 homes compared to 29 last year and -37.93% decrease.
The South Shore was off but not by much, we went from 8 homes sold in 2025 to 7 this year a -12.50% decrease.
The North Shore had 5 home sales compared to 9 last year, a -44.44% decrease.
Lihue was even with 1 home sale for January 2025 and 2026.
Why February Could Tell a Different Story
Next month will be telling and here’s why: the buying activity that happened in December of 2025 and January 2026 will start showing up in February. In February of 2025 there were 31 homes sold and only one sold above the $3 million mark which is considered the start of our luxury price point.
Right now, there are 63 homes island-wide that are under contract and of those, 15 are $3 million and higher in their price point. The median prices are skewed because of the lack of sales.
January Median Price Breakdown by Area
Island-wide, we had a -25.47% Decrease, going from $1,325,000 to $987,500.
The South Shore is down -48.92% at $830,000 compared to $1,625,000 last year.
The North Shore is up 8.22% going from $1,825,000 to this years $1,975,000.
Lihue was the only area that was even with the number of sales but that one sale raised their median price by 21.95% from $820,000 last year to this year’s $1,000,000.
