Kauai December 2025 Real Estate Home Sales

January 1, 2025 things looked rough for Kauai Residential real estate. The news cycle was grim, confidence was low, and every headline predicted disaster. 

At the same time, the data I review every month told a different story. So, I’m hearing doom and gloom in conversations, but the data kept moving up overall. And honestly that tracks. Negative news gets attention, and when a real estate agent says the market’s doing well, people assume it’s sales talk. For this past year the conversations were negative. The numbers weren’t. Let’s get to those numbers and we’ll start with the number of home sales.    

Kauai Market Activity

Island Wide we are up 18.16% in the number of homes sold going from 358 at the end of 2024 to 423 this last year.

The South Shore is up 46.73% going from 107 sales to 157 at the end of this year.  

The North Shore is down -12.64% going from 87 last year to 76 this year.  

Looking at Lihue, holy smokes what is in their drinking water because their home sales are up 68.97% going from 29 homes sold last year to 49 this year. 

Heading Into 2026: A Shift Toward Stability

Going into 2026 the narrative has changed to this being a stable year. I don’t doubt that will be the case and you can follow along with me every month as I do these data driven videos. To do that like this video and subscribe to whatever channel you are watching this on. Now we’ll look at the Kauai residential median price—and this one comes with a bit of a curveball. 

Kauai’s Median Price was skewed by 22 Leasehold home sales on the south shore.  Compare that to last year where there was just one leasehold home sale. Those 22 homes sold between $469,500 and $528,700 and this impacted the Median Price. Good news is: 22 local families got into a home and we like that.  

Island Wide the Median Price was down -12.33% from $1,368,750 at the end of 2024 to $1,200,00 this year.  

The South Shore, which has the Leasehold Home Sales, was down -11.72% at $1,280,000 in 2025 compared to last years $1,450,000.  

The North Shore was up 9.78% at $2,525,000 this year compared to $2,300,000 in 2024.  

Lihue was not only up in their number of sales but also up 21.62% in their Median Prices going from $925,000 last year to $1,125,000.
