Kauai Condominium January Sales 2026

We’re looking at the first month of 2026 Kauai Condominium sales and comparing it to the first month of 2025 and, just like homes, this market under performed but, also like the home sales market there is data that shows quite a bit of activity. More on that later, right now we’ll look at the number of sales. 

Island-Wide Sales Activity

Island wide we went from 31 condos sold at the end of January 2025 to 21 this year, a -32.26% decrease.  

The South Shore was off by -50% going from 12 to 6 sales this year.  

The North Shore had 6 sales compared to last year’s 10 a decrease of -40%.  

Lihue was up from 6 sales in 2025 to 8 this year a 33.33% increase. 

A Closer Look at Pending Sales and Presales

Right now we have 109 condominiums on Kauai that are in escrow. Of those 87 are presales of a new condominium development in Poipu which has a starting price point $1,374,000 up to $1,899,000. This is significant because there are a lot of buyers who did not buy existing inventory but instead opted for brand new construction.

As these sales start to close it will be a tsunami of sorts that will greatly impact the median price. Subscribe to whatever channel you are watching this on, I do these videos every month and they will provide you the data you need to keep up with our Kauai condominium sales. 

Median Price Performance in January 2026

Despite the lack of sales the median prices did very well. Much like we saw in the January 2026 home sales market, lower volume didn’t necessarily mean weaker pricing.

Island wide we are up 20.63% going from $800,000 last year to $965,000 this year.  

The South Shore did exceptionally well even being off in their number of sales, they’re up 48.29% at $1,477,000 from last year’s $996,000.  

The North Shore is down -16.73% at $1,020,000 from last year’s $1,225,000. 

Lihue was up in their number of condominium sales and their median price by 28.18% going from $450,000 in 2025 to this year’s $576,807.
