Kauai Condo Market Update February 2025: Sales Rise While Prices Shift

The Kauai condo market is showing signs of recovery in early 2025 after a slower 2024. While monthly numbers continue to fluctuate, the broader trend is clear: sales activity is picking up across much of the island.

Here’s a breakdown of how the market performed in February 2025 compared to the same time last year and what it means for buyers and sellers.

Now, let’s take a look at Kauai’s condominium sales at the end of February 2025 compared to the same time last year. With the exception of Lihue, sales are trending upward.

Sales on Kauai

Island-wide, sales increased by 23.68%, jumping from 38 to 47.

South Shore

The South Shore had a particularly strong month, with sales rising 70%, from 10 to 17 condos sold.

North Shore

The North Shore saw an even slightly higher percentage increase of 71.43%, going from 7 to 12 sales.

Lihue

Lihue, on the other hand, remained relatively steady, with a slight decline of -7.14%, from 14 to 13 condos sold.

Kauai Condo Prices & Negotiation Trends

When it comes to pricing trends, one of the best indicators is the percentage of the sold price compared to the original list price—before any price reductions were done because this tells us how much sellers had to adjust from their initial asking price.

For just the month of February 2025, that percentage came in at  94.73%, compared to 95.41% in February 2024.

Median Condo Prices by Region

Now, let’s break down the median price changes  across the island. Island-wide, median prices are up 14.21%, rising from $788,000 last year to $900,000.

South Shore

The South Shore saw an especially strong increase, up 27.51%, jumping from $950,500 to $1,212,000.

North Shore

The North Shore, however, experienced a decline of 18.78%, with prices dropping from $1,470,000 to $1,194,000.

Lihue

Lihue remained relatively stable, with a slight 1.96% decrease from $510,000 to $500,000.
