How We Show Vacation Rentals When They’re Booked

One of the first questions sellers ask is, “How are you going to show my vacation rental property when it’s booked nonstop?”

How Showings Are Scheduled Around Guest Stays

Showing Kauai vacation rentals takes coordination, but it’s absolutely doable. We schedule showings between check-out and check-in. When selling vacation rental properties, this is pretty standard. A full booking calendar is actually a positive sign to buyers, not a limitation.

I track availability closely and schedule showings around openings, because most guests understandably don’t want to be interrupted during their stay.

Virtual Walk-Throughs and Alternative Viewing Options

To give buyers more access, I also offer virtual walk-throughs when we can’t get into the unit. Another option is showing them a different unit with the same floor plan so they can still understand the layout.

What to Do When In-Person Showings Are Limited

In the next video, I’m answering another question I hear all the time:  ”Should you take your vacation rental off the market if showings are limited?” Make sure you’re subscribed so you don’t miss that one!

Lynda Gill

Lynda Gill is a Realtor Salesperson with Hawai'i Life. I have over 21 years of experience as a top-producing real estate agent on Kauai, where I’ve lived since 2004. I specialize in residential, relocation, and resort property sales in Poipu Beach, Lawai, Omao and Kalaheo, on the island’s South Side. Over the course of my career, I’m proud to have earned accolades and designations, including being recognized as a top performer by Hawaii Business Magazine. But what really drives me is helping my clients with one of the most significant events in their lives. There is nothing quite as satisfying as helping clients achieve their financial goals or seeing their eyes light up when the right property comes along.
