House or Condo? The Hawaiʻi Kai Option in Between

Not every Hawaiʻi Kai buyer wants the price and responsibility of a detached home—or the vertical lifestyle of a traditional condominium building. A fee-simple townhome may offer the practical middle ground.

When buyers begin looking for a home in Hawaiʻi Kai, the search often appears to present two basic choices.

Buy a detached house with more privacy and independence—but also accept the higher purchase price, yardwork, exterior maintenance and responsibility that usually come with it.

Or buy a high-rise condominium with less individual exterior upkeep—but perhaps accept a smaller floor plan, shared hallways, elevators, limited parking or less separation between rooms.

There is another option between those two choices: the fee-simple townhome.

In the right community, a townhome can provide some of the physical characteristics buyers appreciate about a house while retaining many of the practical advantages of condominium ownership.

Put more simply:

“More room than a typical condo. Less upkeep than a house. Hawaiʻi Kai under $1 million.”

The Legal Form of a Condo—With a More House-Like Layout

Nanea Kai is a low-rise, fee-simple townhome community in Hawaiʻi Kai’s West Marina neighborhood. The community was built in 2003 and includes approximately 87 residences arranged in three-level buildings. 

Legally, a residence in Nanea Kai is a condominium. Owners are members of an association, pay monthly fees and are subject to the project’s declaration, bylaws and house rules.

Physically, however, the experience is different from living in a conventional high-rise condominium. The residences have townhome-style floor plans, multiple levels and parking arrangements that can feel more like a smaller house than an apartment.

That distinction matters.

A buyer may still receive the benefit of association management for common elements and shared areas—as defined by the condominium documents—without personally coordinating every aspect of a standalone property. At the same time, the buyer can enjoy greater separation between living, working and sleeping spaces.

“Less upkeep than a house” does not mean no upkeep. An owner remains responsible for the interior of the residence and for other items assigned to the owner under the governing documents. The advantage is that common-property responsibilities are shared through the association rather than resting entirely on one homeowner.

What the Middle Ground Looks Like at Nanea Kai

A current example is 7018 Hawaiʻi Kai Drive #5-2, now offered at $925,000 MLS: 202609534

The fee-simple residence includes approximately 1,466 square feet of interior living area, three bedrooms, two full baths, one half bath, central air conditioning and a three-level floor plan. Parking consists of a 201-square-foot one-car garage plus an additional assigned open stall. The current listing also identifies marina or canal and mountain views.

That combination addresses several common problems buyers encounter when comparing houses and condominiums.

A smaller condominium might provide two bedrooms but no comfortable place for a private office, visiting guests, exercise equipment or hobbies. A detached home may provide those spaces but cost considerably more and require the owner to manage the roof, landscaping, exterior painting, drainage, fencing and other property-specific responsibilities.

A three-bedroom townhome creates another possibility.

One room can remain a primary bedroom. Another can serve as a guest room or secondary bedroom. The third can adapt as work, fitness, study or creative space without forcing the dining table or living room to perform several jobs at once.

Garage Parking Changes the Daily Experience

Parking is another area where the townhome format can stand apart.

An 1-car garage provides more than a place to park. It can make unloading groceries, storing recreational equipment and managing everyday belongings easier. The additional open stall provides a second designated parking option without requiring both vehicles to compete for one space.

For a buyer comparing this property with a traditional condominium, the garage may be one of the most house-like parts of the experience.

For a buyer comparing it with a detached home, it provides practical parking without the responsibility of maintaining a separate driveway and standalone lot.

The Hawaiʻi Kai Lifestyle Is Part of the Value

The appeal is not limited to the residence itself.

Nanea Kai is positioned near the Hawaiʻi Kai Marina area, Costco, Safeway, dining, neighborhood services, Koko Head recreation, hiking, beaches and East Oʻahu ocean activities. The result is a location where shopping, recreation and daily services are concentrated within the broader Hawaiʻi Kai community.

A resident might begin the day with a neighborhood walk, work from a dedicated room at home, complete several errands in one trip and finish the afternoon near the marina, at a park, on a hiking trail or at an East Oʻahu beach.

It is not a dense urban lifestyle where every destination is reached on foot. Most residents will still use a vehicle. The advantage is having many of the places used during a normal week located within the same general community.

The Honest Trade-Offs

The townhome middle ground will not be right for every buyer.

There are stairs. There are association fees and rules. Buyers seeking a private boat dock, resort-style pool, elevator building or completely single-level residence will probably prefer a different type of property.

Those are not defects to hide. They are part of identifying the right housing fit.

The strongest potential buyer is someone who values interior space, central AC, two parking spaces, a garage and a low-rise Hawaiʻi Kai setting more than a large private yard or extensive building amenities.

It May Not Be House Versus Condo

The better question may be:

Which elements of a house are most important to you, and which responsibilities would you prefer not to assume?

For some buyers, a townhome offers the right answer.
