Most of the time I write my listing descriptions to focus on key facts like the size of the home and parcel. Only rarely do I truly wax poetic. The first time I did it was for a vacant lot with a very special history and feeling. I started the listing description for that 13-acre lot with a John Muir quotation.
The 2,000 characters allotted to description in our MLS are barely enough to minimally provide location, numbers of beds and baths, features and finishes for a property like the one I just listed on the oceanfront near Hawi. Same with the 30 photos. And the real story here is as much the setting and what it evokes as the make of the dishwasher. Or the elevator. Whatʻs a listing agent to do?

And here is what I ended up writing as the listing description….
