Welcome to Discovery Bay #3401, a high-floor 2-bedroom, 2-bath residence in the Endeavor Tower at 1778 Ala Moana Boulevard. In other words: swim, grill, work out, receive packages, park your car, watch the sunset, repeat.

Not a bad little routine.

Now for the Homework: It’s Leasehold

Here is where we put down the mai tai for a moment and pick up the reading glasses.

Discovery Bay #3401 is a leasehold condominium. The lease currently expires on December 31, 2039, and the MLS states that the fee interest is not currently available for this unit.

That does not make it scary. It makes it specific.

Leasehold ownership is common enough in Hawaii that many experienced buyers understand it well, but it is different from fee simple ownership. In plain English, a leasehold buyer is purchasing the condo interest subject to the underlying land lease. That means the lease term, lease rent, future rights, title details, and building documents all matter.

For this unit, the MLS lists the current monthly lease rent at $596.84, in addition to the monthly maintenance fee. So this is not a “just fall in love with the view and sign” kind of property. It is a “fall in love with the view, then read everything carefully” kind of property.

Much more grown-up. Still exciting.

Why It May Still Be Interesting

Here is the twist: Discovery Bay’s leasehold story is not your average one-line footnote.

The listing notes that the Discovery Bay Condominium Association owns approximately 96.893% of the beneficial fee interest, with the remaining 3.107% owned by another co-owner interest that has agreed to make its fee available by 2039. That does not mean Unit #3401 is fee simple today. It does not mean a buyer receives the fee at closing. But it does mean there is a bigger building-level story here that an informed buyer should understand before making a decision.

Translation: this is a property where the due diligence is part of the opportunity.

Who Is This For?

Discovery Bay #3401 is probably not for the buyer who wants the most vanilla condo transaction imaginable.

This is more likely a match for a buyer who says:

“I love the view.”

“I love the location.”

“I like two parking stalls.”

“I understand that leasehold requires homework.”

“I have cash, strong advisors, or the ability to move carefully and confidently.”

The MLS notes that this is a distressed property, but not a short sale, and that the sale is subject to an existing AOAO lien and foreclosure-related conditions. That is important. It also helps explain why this high-floor Waikiki condo is being offered at $579,000, despite a 2025 tax-assessed total value listed at $840,900.

Tax assessed value is not market value. It is not an appraisal. But it does help show why buyers should look beyond the headline price and understand the full picture.

The Bottom Line

Discovery Bay #3401 is not trying to be everything to everyone.

It is a high-floor Waikiki condo with big views, two covered parking stalls, a practical 2-bedroom layout, and a location that puts Ala Moana, Waikiki, the marina, shopping, dining, and the beach within easy reach.

It also comes with leasehold details, title considerations, and foreclosure-related conditions that deserve careful review.

So here is the simplest way to say it:

Come for the view. Stay for the numbers. Read the documents. Bring your questions.
