Luana Garden Villas – New Kaanapali Development at Honua Kai Launches Next Week

The Honua Kai Resort and Spa in Kaanpaali, Maui has a new edition. It is called the Luana enclave. The units in the enclave will be marketed as the Luana Garden Villas. The Villas are officially set for release next week. Many interested buyers have already expressed written interest in these 72 two-story vacation rentals which are all 3 bedroom units with large covered lanai areas. Construction on the project is now underway; this will likely be a 2-year build out. If you haven’t registered yet, please reach out to me directly. Why choose Luana at Honua Kai

The Luana Gardens are more comfortable spaces for longer living time periods

The Luana garden units have the largest 3 bedroom floorplan at Honua Kai (excluding the oceanfront 3 bedroom units) with roughly 2,000 sq.ft. of living area, 500-600 sq.ft of covered lanais, and a 1 car enclosed garage; a huge bonus as parking at Honua Kai is at a premium especially during the busy season. There are very few short-term vacation rental complexes in West Maui that have deeded garages. Many of the other resorts including Honua Kai- Konea and Hokulani enclaves just have shared open garage parking spaces. With this said, the 3 bedroom homeowners at Honua Kai do have underground reserved parking spaces.

Massive covered lanais can be found at the Luana Garden Villas. With its near perfect weather, outdoor living/entertaining in Hawaii is the way to go. All of the lanais feature a beautiful propane BBQ, built-in sinks, and refrigerators. These are the only units in the resort that will have these besides the oceanfront 3 bd. units. They have done away with the sometimes tricky Nana wall doors that the towers have and elected to go with the more elegant and seamless pocket sliding doors.

The developer characterizes it as understated contemporary Hawaiian architecture and I think this is pretty accurate overall. I will borrow this description from them: “Luana Garden Villas showcase a rich, earth-toned palette, deep lanais, large expanses of glass and gently sloped rooflines that nod to the island’s traditional style. Inside, the style is clean and contemporary, with carefully curated, eye-catching light fixtures. There are also vibrant accents to provide a splash of color.

The vibrant color scheme was inspired by the demi-god Maui. Known for famously capturing the rays of the sunshine in traditional Hawaiian folklore. I’m thinking these deep red colors could also stem from lava which formed the Hawaiian islands. 

Baby boomers (the vast majority of the current ownership demographic at Honua Kai) will delight that the ’70s are back in style- this is emanated throughout the color schemes and patterns for the interior finishes in Luana. 

All of the villas are going to be tastefully decorated in one of two distinct color schemes: vibrant or serene and will be sold fully furnished.

All units will have wood grain porcelain tile flooring which is very similar to the color palette that we just installed in the new home that we just built in Kaanapali Coffee Farms. The bedrooms will likely come standard with carpet, with tile likely to be an available upgrade.

The serene color scheme in play here in the master bath, I’m thinking that the greens and blues are inspired from the Mauka setting of the lush Mauna Kahalawai overlooking Honua Kai down Makai side to the tranquil blue waters of the Pacific where Honua Kai sits.

The Luana Garden Villas units will start in the $1.8M range. The prices of the units will be dictated by location because the finishes and square footages are very similar throughout the enclave. I am thinking that those units that are closer to the highway will be on the lower end of the price scale. Road noise should be completely insulated from the interiors. The units with direct mountain views of the stunning Mauna Kahalawai should also command a premium. Lastly, I think that the ground floor units will be a bit more than the upper floor units. The direct access out to the lawns and pools will be desired by many.

Furthermore, HOA prices at Luana should be around $2,350 per month which is just a tad over $1/sq.ft. whereas the towers are currently at $1.72/sq.ft. of the interior living area.

Contrastly, market prices for 3 bedroom units in the Hokulani and Konea towers at Honua Kai will likely be starting in the $2.4M range moving forward. The last entry level 3 bedroom unit to sell at Honua Kai was Konea #249 (developer sale). It sold for just under $2m at the beginning of 2016. Three bedroom prices have paralleled the overall trend at the resort and are rising steadily.

The price of the Luana Gardens will average about $1,000 a square foot. This is considerably less than the two towers. Granted, buyers need to keep in mind that the most significant difference here is that it is unlikely that any of the Luana units will have any sort of notable ocean view.

Honua Kai has great pools. This is one of the major attractions for both owners and guests alike. Luana Garden Villas continues the theme of beautiful pools and brings a stunning new element of landscaping flair to the resort. Some of my personal favorites are the incorporation of lava rock waterfalls. There are also fire bowls and the inclusions of native Hawaiian and Polynesian plants/flowers throughout.
