Waikoloa Home Sales for September Show Increasing Prices

September home sales for Waikoloa Village showed a continuing increase in average sales price. For September, there were 8 sales reported with prices ranging from a low of $290,000 (there were actually two short sales that closed at this price) to a high of $509,000 for a Sunset Ridge home. The average sales price came in at $383,996.

Low Inventory is Still a Problem for Waikoloa Village

Low inventory is still a problem in Waikoloa Village, as it is on much of the Big Island. At this time, there are only 36 homes listed for sale. Prices start with one home priced under $300,000 – this home is a short sale that just fell out of a 5 month escrow and come back with a price increase from $185,000 to $244,000. There haven’t been homes priced under $300,000 for most of this year, so this one should go quickly.

Along with homes in the $200,0000’s, short sales and REOs have also almost disappeared from the Waikoloa home market. Currently, there are only 3 short sales listed for sale – a far cry from recent years when short sales accounted for over half the sales in Waikoloa.

In looking at homes in escrow that will soon be the solds in Waikoloa, by far the most popular price range has been in the $400,000’s. Out of the 21 homes currently in escrow, just over half of these – 11 total – are listed in the $400,000’s. Many of these homes are located in the very popular Sunset Ridge neighborhood, favored by buyers for its new construction and interior finishes found in newer homes.
