Waikoloa Beach Resort: Waikoloa Colony Villas Market Update

Did you see the recent activity at Waikoloa Colony Villas? In the last month, it counted 4 new listings, which makes a total of 8 active listings at this time. No wonder the multiple offers game is back with prices as low as $299,000 for a nice 3-bedroom floor plan (MLS# 251235).

Active Inventory

It appears that the short sales and foreclosures have become less dominant in today’s market. Out of the 8 town homes for sale only one is a short sale. Most of the properties are not easy to see because they are either part of a vacation rental program, or have long-term tenants.

Five of them are offering the 3-bedroom floor plan (3 bed/2.5 bath, 1,699 sq.ft of living area), one is having the largest 2-bedroom floor plan (2 bed/2.5 bath, 1,446 sq.ft.), and two are featuring the small 2-bedroom floor plan (2 bed/2 bath, 1,236 sq.ft.). Prices vary from $299,000 to $399,000.

What to Consider When Purchasing

Location is key! Buyers will decide if they want to be close to one of the two swimming pools, and/or if the golf course and Mauna Kea views are at the top of their criteria list.

In one of my previous blogs, I mentioned why some of these Waikoloa Colony Villas listings (units #402 or #1902) have been on the market for so long (i.e. 627 or 497 days on the market), so buyers should mainly consider the 4 most recent listings, or watch the market closely since Hawaii Life will be listing shortly a very nice 3-bedroom floor plan with great views and location.

This particular unit is called “a cooperative short sale,” meaning the lender is going to do an appraisal up front and tell the listing agent what her listing price should be. That does not mean buyers would have to offer that amount, but it will give us the range of acceptable offers.
