The average actual sales price of condos is $134,954 and that average is about 60% of the current average listing price. So, you can see there is still a large gap in pricing between what sellers would like to get and what buyers are willing to pay.
With an average of 5 condos sold per month in the last year, the time needed to sell all the condos currently listed for sale would be 7.8 months. Compared to last month’s inventory time of 7.4 months, this is a bit of an increase in the time needed to sell a condo in Waikoloa Village. This also makes it a slightly stronger buyer’s market.
