$100K Price Reduction on Ka'anapali Hillside Home

There is no question that some of the best values in the Maui market at this time are in the immensely desirable area of Ka’anapali. The market in this area is hot—there are a lot of homes and condos in contract right now as buyers are taking advantage of the huge price corrections and awesome interest rates.

Here is a shot of Ka’anapali Hillside from my proprietary aerial photography collection—looks slightly inviting doesn’t it?

35 North Iwa St. (MLS# 346366) originally offered at $843,000 and now down to $748,000 is a very nice home in Ka’anapali Hillside that is being offered as a short sale. In the past, I have been really reluctant to talk about short sales because of the often lengthy approval process, but I just got one approved for another buyer in Kahana Ridge in 50 days. I think now is a great time to take advantage of this streamlined process and secure some fantastic buys here on Maui.

This home is assessed by the County of Maui to close at $1,200,000 and the owners are in need of an offer now! This home is priced in line with the recent bank owned homes that have come on the market in this area, but is a much newer and nicer home than these others. I do believe this will be the next Ka’anpali home for sale to go into contract. Will you be the savvy person who takes advantage of this?

What I like about this home:

  1. Newer Home—Unlike buying a new car, it is rarely a bad idea to buy a new(er) home. This home was built in 2004 and is constructed of quality materials and is very attractive overall.
  2. Location—Ka’anapali Hillside sits on the Mauka (mountain) side of the Honoapiilani Hwy. and overlooks the Ka’anapali Resort area, and is literally a couple minutes drive from world renowned Ka’anapali Beach.
  3. Perfect Weather—If you are looking for non-stop sunshine and very comfortable warm temperatures, Ka’anapali is about as good as it gets. Didn’t you hear? Maui is Basking in Sunshine This “Winter.”

In this shot, you can see the agricultural land that borders the subdivision to the North and both Lanai (left or south) and Molokai (right or north).

There are a lot of very nice homes in Ka’anapali Hillside and many of the home designs have a Mediterranean feel to them.
