Not in MLS Yet-Beachfront Maui Foreclosure

As an avid reader of the Hawaii Life blog, I am offering you the opportunity to get a head start on the competition for what I consider to be the strongest valued “genre” of real estate on Maui right now. Currently, the Stice Team feels the best values are oceanfront and, more specifically, beachfront condo units that are zoned for vacation rentals.

Royal Kahana is the complex on the far left with the pool. Please read my previous blog which provides grave detail on the building and property, Maui Beachfront Condos for Sale – Royal Kahana Complex.

The ink is still wet on the listing contract on the Stice Team’s newest exclusive offering—Introducing Royal Kahana #416, contact me for details as your time in Maui is now. This studio unit of about 430 sq. ft. is not in the MLS yet, but it is officially for sale for $199,000.

The unit is in decent interior condition and does have a nice ocean view overlooking the complex pool. This is an excellent choice to get one’s feet wet as this represents the entry level for beachfront condos on Maui that are zoned for short term vacation rentals.

The Stice Team just closed another studio unit in the complex for $200,000. There is also another studio unit in the complex that was listed for $215,000 that should close in the $200K range.

In this photo you can see from right to left: The Sands of Kahana, Valley Isle Resort, Royal Kahana, and Hololani which are all on Pohaku Beach Park. On most days, the water is pristine and is quite enjoyable for swimming, kayaking, snorkeling, and stand-up paddling.

When there are some ocean swells in effect, the surf is pretty awesome here—there are multiple surfing peaks that cater to different levels of experience. This is one of my very favorite places to enjoy the water and beach—just the other day I surfed on my stand-up board in the morning then went back in the afternoon to play paddle ball with my fiance and enjoy the sunset.
