Maui Aston Paki Beachfront/Ocean View Condo Foreclosure

Although this is not my listing, nor does it belong to anyone in my brokerage firm, I will be sitting Open House at this new beachfront ocean view foreclosure all week because I know what a great buy this is and I am determined to sell it. My father and business partner, Tracy, who has been a broker here on Maui for over 32 years and is the current Maui Broker in Charge of Hawaii Life, and I both feel that the best values in the market right now are oceanfront and preferably beachfront condos that are zoned for vacation rentals.

Why? It’s very simple—we are not developing any more oceanfront condos on Maui and probably will not be for quite some time. There is an ever increasing demand for this type of real estate and the supply will likely not be increasing = longer term appreciation.

1. Location—Paki Maui is located just North of Ka’anapali and has a fantastic oceanfront location just a block or two up from Honokowai Beach Park.

You can also see from the above map that unit #109 is direct oceanfront and has enhanced privacy by being at the end of the building.

2. Condition—This property has been extensively remodeled with new appliances, fixtures, fans, and travertine flooring.

3. Short Term Rental—Rent the unit out on a short term basis while you are not here in Maui to maximize cash flow, or just lock it up and leave it be. Don’t you think it would be awesome to be on Maui Basking in the Sunshine this “Winter.”

This unit last sold for $525,000 in 2007 and the closest market comparable, Unit #207, a unit with similar view, location, but inferior condition closed for $375,000 late last year.

Paki Maui is located right in the heart of Honokowai which is the next town North of Ka’anapali. The complex sits on almost 3 acres of price oceanfront property and is right across the street from one of the best places to get fresh fish, the Honokowai Okazuya and Deli, where the Ono and Mahi lemon caper saute are just amazing. Oh yeah, I definitely treated myself to this after previewing this unit. The food is amazing and the prices quite reasonable.

This unit is considered a condotel as there is a front desk that handles the short term rentals. The complex has a pool, jacuzzi, barbecues, and a recreation area
