Kihei Beach Condos – What Does $1M Buy?

A million dollars buys a lot of condo in Wailea these days—but it won’t put you on the beach.

It will put you in a new, gated, contemporary split-level residential condo, give you a garage, and square footage (up to 2,400), but it will not make the sand your front yard.

Just a few blocks away in Kihei, the million mark invites a bevy of interesting options, some close enough to the ocean to feel the spray and hear the turtles splash. We honed in on everything $800,000 and up, and these seven are among the most compelling options. They’re grouped by location, traveling north to south:

The stately Sugar Beach Resort underwent an impressive renovation last year, taking an old favorite to a new level. One of only twelve 2/2 layouts on the property, this 1260 square foot Sugar Beach penthouse (MLS# 342419 - $1,195,000) has commanding, unobstructed ocean views from a double lanai, and fronts Maui’s longest soft sand walking beach. Tastefully remodeled, vacation rental OK.

Sugar Beach Resort, North Kihei

This immaculate 2 bed / 2 bath Maalaea Surf condo (MLS# 341909 - $1,600,000) has size (1,260 square feet), and sits ocean front, a few steps from North Kihei’s signature beach, Sugar Beach. A rare ground floor beach front 3 bed / 2 bath (MLS# 341755), this Maui Sunset unit spans 1,392 square feet and has a sweeping ocean view. Maui Sunset 3 bed / 2 bath, North Kihei

Technically the gated Kapu Townhomes are condos, but there are only two on the property: both are listed, at $1,500,000 and $1,750,000. This Kapu 3-bedroom delivers 1,724 square feet of relatively secluded ocean living. The property’s days on market (433) says these units may be priced too high, but finding this much privacy and size, on such a uniqe property, may justfy a look.

The low-rise section of beach front Hale Pau Hana (MLS# 338080) offers unparalleled access to sublime swimming, pristine coral reef, incredible underwater visibility, and soft golden sand. This smartly renovated 716 square foot 1 bed /1 bath is a second-story end unit. Close to conveniences, in the heart of Kihei. A coveted vacation rental property.  Listings here are rare, and it’s currently alone at $999,000.
