I just recently closed on a studio unit at the Honua Kai, Hokulani Tower, unit 523 (MLS# 341243). The first night my wife and I stayed in it, we woke up to whales breaching right from our bed.

Honua Kai Resort & Spa

Honua Kai Resort is a beautiful place to stay because it is one of the newest condos on Maui, luxuriously appointed, and on a beautiful beach.

Even though this is a new complex it is not immune from our economic troubles and there are some distressed properties here with more to follow. Its only minor disadvantage is that it is over a mile walk from the main Kaanapali Beach hotel-condo resort area.

North Kona Condominium sales are up a whopping 212%!

Even with that number of sales the median price for condos continues to fall.

The median price fell to $253,000, a 23% decline. With the number of sales rising and new inventory falling these prices shouldn’t last long.

Kaanapali Alii is the most luxurious condo building on Kaanapali Beach, one of my favorite Maui beaches.

Kaanapali Alii consists of 264 luxury condos in four 11-story buildings. The one-bedroom units have about 1,500 square feet and the two-bedroom units have about 1,800 square feet. All are air conditioned, unlike some of the less expensive condos on Maui. These are upper class condos with amenities to match, so expect to pay for it.

Prices for these units also reflect the high class standards of Kaanapali Alii. They start at $990,000 and go all they way to $5,200,000. Price depends on the location size and views in the complex. Maintenance fees for 1 bedrooms start around $1,448 and the 2 bedrooms start around $,1677. There is a common misconception regarding leasehold condos. I would like to try and clear it up.

Leasehold Definition: Land which is owned by the government or a landowner and then leased to a tenant for a fixed period of time. And if the condo complex is built on this land it becomes a leasehold condo.

Many people shy away from these because of the fear of the added costs involved with the lease. While there is an added cost with the lease payment, there is generally a lower condo cost because of this. We must weigh all the factors to see if there is real value here. Read entire post →

At first look, 2009 condo sales look similar to 2008 sales as both years posted 18 sales for existing condos. But, a closer look at the numbers shows some very shocking news.

The most amazing sales news for Waikoloa condo sales is…the complete lack of sales! From 11/18/2008 to 3/27/2009 there was not one single condo sale in Waikoloa Village, a town known as one of the Big Island’s biggest condo towns. At this time the economy was tanking, real estate prices were falling and no one knew when the the recovery was going to happen.  And so, no one was buying condos.
